Who Is Answerable When Something Fails

The handyman who replaced the valve has vanished, the number now belongs to a laundry, and the owner wants to know who is responsible for the flooded bedroom. Accountability is the whole reason this company exists in its current form. European Technical is a licensed UAE maintenance contractor working across Dubai, and this page sets out how we operate, who does the work, and what you can hold us to when something goes wrong, because in maintenance the last question is always the most important one.

About Us

European Technical is a licensed UAE maintenance contractor in Dubai. Directly employed technicians, DM-licensed trades, photographic reporting and a single poi

Directly Employed, Licensed Technicians

Every technician who attends your property is on our payroll and holds the Dubai Municipality trade licence for their discipline. That is a deliberate choice against the subcontract-per-job model that dominates this market, because subcontracting diffuses accountability: the AC man blames the plumber, the plumber blames the building, and you chase three phone numbers for one fault. Direct employment means the technician who serviced the unit in March is reachable in September, recognises the installation, and answers to us rather than to whoever paid best that week. It also means we control training, tooling and standards on every visit, rather than hoping a subcontractor's practices happen to match what we promised in the contract. Accountability starts with employment.

A Standards-Led Way of Working

We anchor our work in Dubai Municipality practice, DEWA requirements and manufacturer service intervals rather than in promises, because standards can be checked and promises cannot. A service visit produces readings: pressures, temperature differentials, amperages, RCD trip times, held pressure on a repaired pipe. Those numbers go in the report, and they are either within specification or they are not. This approach occasionally loses us work, because a competitor will say yes to everything and we will say this repair needs the right approval or this system is past economic repair. We are comfortable with that. A maintenance company that cannot show you a reading to justify its work is asking you to fund its optimism, and overseas owners in particular deserve better than optimism as a deliverable.

Built Around the Property Manager's Position

Our client is usually a property manager standing between an owner abroad, a tenant on site and a building management office, and our processes are built to protect that position. Photographic reports mean you never relay a verbal claim you cannot verify. Fixed quotes and approval thresholds mean no owner can later say spend proceeded without their knowledge. Graded findings mean you can sequence repairs honestly rather than presenting every defect as urgent. And a single provider across trades means one accountable party instead of a committee of deniable ones. We have structured the reporting, the quoting and the scheduling around what a manager needs to defend their position to all three parties, because that position is where reputations and contracts actually get lost.

What We Get Wrong and How We Handle It

No maintenance company gets everything right, and anyone claiming otherwise is selling. Diagnoses occasionally miss on first inspection; access falls through at building management; a part arrives wrong from the supplier. What we commit to is the handling: we own the misdiagnosis rather than billing our way out of it, we communicate access problems the moment we know rather than the day after, and we correct errors at our cost where the error is ours. The maintenance history file for every property, with dated reports and photographs, means any dispute is settled from records rather than recollection. That file is also your protection when you hand the property over, sell it, or face an insurance question two years after the work.

Common questions

Straight answers, before you book.

Are you a licensed contractor in the UAE?

Yes. European Technical operates as a licensed UAE maintenance contractor, and our technicians hold the Dubai Municipality trade licences relevant to their disciplines. Work on DEWA-connected installations follows DEWA requirements. Licence details are available on request before you engage us.

Do you subcontract work to other companies?

No. Technicians attending your property are directly employed and hold the relevant trade licences. This keeps accountability in one place and means the person who serviced your system previously is reachable for follow-up, rather than a subcontractor who has moved on to whoever paid best that week.

What happens if you get something wrong?

We own it. A misdiagnosis is corrected at our cost where the error is ours, and any change to a fixed quote is agreed in writing before additional work proceeds. Every property has a dated maintenance file with photographs, so any dispute is settled from records rather than recollection.
