Inside a Proper AC Service

The technician spends eleven minutes on site, wipes the filter with a rag, and leaves. Six weeks later the compressor fails, because the real work was on the coil and in the drain pan, where eleven minutes never reached. Air conditioning is the hardest worked system in any Dubai building, and servicing it properly is a technical discipline with measurable outputs. This page walks through what European Technical actually does during an AC service in Dubai, component by component, and what readings you should expect to see in the report afterwards.

AC Servicing

Technical AC servicing in Dubai: chemical coil cleaning, refrigerant pressure testing, condensate drainage flushing and ductwork inspection with recorded readin

Coils: Where Efficiency Actually Lives

A fouled condenser coil raises head pressure, and every degree of raised head pressure costs compressor life and electricity. In Dubai's dust and summer heat, outdoor coils block visibly within months. Our service includes cleaning both coils: the indoor evaporator coil, which requires careful chemical application and rinse containment to protect the drain pan and surrounding ceiling, and the outdoor condenser coil, cleaned with the fin-safe pressure and chemical strength the manufacturer specifies. Bent fins are combed straight where combable, and coil condition is photographed before and after. We record the temperature differential across the evaporator at each service, because a falling differential across two visits is the clearest early warning of coil fouling, low gas or a failing blower, and it is a number an owner can understand in one line.

Refrigerant: Gas Charge Done by Numbers

Topping up gas without measuring is malpractice. Refrigerant charge is assessed against the manufacturer's nameplate data using suction and discharge pressures, superheat and subcooling readings, and line temperature measurements. A system low on gas has a leak; adding gas without finding it means paying twice for the same refrigerant and running the compressor under-lubricated in the meantime. We pressure test to locate leaks, repair where the joint or component is accessible, and only then recharge to the specified weight, recorded on the report. Where a leak sits inside a sealed section or the coil itself is perforated, we quote the replacement with the numbers that justify it. R410A and R32 systems are handled to the applicable safety requirements, and recovered refrigerant is not vented.

Condensate Drainage: The Quiet Cause of Ceiling Damage

Most AC water damage in Dubai is not a burst pipe. It is a condensate drain line that algae and dust have narrowed over months, until the pan overflows into the ceiling below. Every service includes flushing the drain line, inspecting and cleaning the drain pan, and checking the float switch, where fitted, actually cuts the system when the pan fills. In humid months the condensate volume rises sharply, so a drain that survived March can fail by July, which is why drainage work appears twice a year in our service schedule rather than once. Vacant units get particular attention: a dry trap or a slow blockage found during a monthly check costs a flush, while the same fault found by a tenant costs a ceiling.

Ducting, Blowers and Airside

Ducted systems hide their problems above the ceiling. We inspect accessible duct sections for disconnected joints, which dump cooled air into the ceiling void instead of the room, and for insulation damage that causes condensation and staining at grilles. Blower wheels accumulate a felt of dust that cuts airflow before the occupant notices, so they are brushed and washed at service, with the motor amperage recorded against the nameplate. Filters are replaced or washed on the interval the manufacturer states, monthly in heavy use. Grilles and diffusers are cleaned and airflow balance checked room by room, because a bedroom receiving half the air of the living room is a complaint that looks like a capacity problem but is usually a damper set wrong years ago.

Common questions

Straight answers, before you book.

How often should AC be serviced in Dubai?

Twice a year as a minimum, timed before and after the summer peak, with monthly or quarterly filter checks depending on occupancy and dust exposure. Dubai's heat means outdoor coils foul and condensate loads rise far faster than the temperate-climate intervals some manufacturers print in their manuals.

How do I know if my AC is low on refrigerant gas?

Weak cooling with a frozen indoor coil or a large pipe sweating abnormally usually indicates low charge, but the only reliable test is measured suction and discharge pressures against nameplate data. If gas is low, there is a leak. We locate it by pressure testing before recharging, because repeatedly topping up without repair wastes refrigerant and damages the compressor.

Why is my AC leaking water from the indoor unit?

Almost always a blocked condensate drain line or dirty drain pan, occasionally a failed float switch or detached drain pipe. Every service includes flushing the drain and testing the float switch, and in Dubai's humidity these checks are done twice yearly because condensate volume rises sharply through summer.
